I, Zainal bin Abidin, Assistant Land Administrator, District of Bentong, in exercise of the powers conferred by section 257/263 of the National Land Code, hereby order the sale of the land described in the Schedule below:
And I further order—
(a) that the sale be by public auction, to be held on the 12 July 2006 at 10.00 forenoon in Bentong Land Office, Pahang; and
(b) that the reserve price for the purpose of the sale for all four titles consist of Hakmilik Sementara Mukim No. 4158 P.T. 5447, H.S.(M)
4159 P.T. 5448 and H.S.(M) 4160 P.T. 5449 Mk Sabai shall be
RM322,000.00 (Ringgit Malaysia: Three Hundred and Twenty Two
Thousand only). The reserve price for individual title is as follow:
1.
H.S.(M) 4158 P.T. 5447 Mk. Sabai RM120,000.00 2.
H.S.(M) 4159 P.T. 5448 Mk. Sabai RM135,000.00 3.
H.S.(M) 4160 P.T. 5449 Mk. Sabai RM67,000.00;

I find that the amount due to the chargee/chargees at this date is
RM213,332.62 (24-12-2005) Name of Chargee Bumiputra Commerce Bank
Berhad, Pahang Business Centre, Tingkat 4, Bangunan BBMB, Jalan Bank,
25000 Kuantan.

The sale shall be subject to the following conditions:
(a) the bidder possesses, the sum equivalent to ten per centum of the reserve price specified under paragraph 1(b) above: RM32,200.00
(Ringgit Malaysia: Thirty Two Thousand Two Hundred only) for bidding all four titles. The sum equivalent to ten per centum of the reserve price for very individual title is as follow:

H.S.(M) 4158 P.T. 5447 Mk. Sabai RM12,000.00 2.
H.S.(M) 4159 P.T. 5448 Mk. Sabai RM13,500.00 3.
H.S.(M) 4160 P.T. 5449 Mk. Sabai RM6,700.00;
(b) the full amount of the purchase price may be paid immediately after the fall of the hammer by the successful bidder to the chargee;
(c) where the full amount of the purchase price is not paid after the fall of the hammer by the successful bidder—
(i) then the sum specified in paragraph (a) shall be paid to the chargee and it shall be retained as a deposit until the full purchase price has been paid; and
(ii) pending the settlement of the balance of the purchase price, the sum specified in sub-paragraph (i) shall be credited into the account of the chargor for the purpose of reducing the amount due to the chargee;
(d) the balance of the purchase price shall be settled within a date of later than one hundred and twenty days from the date of the sale, that is, not later than the 8 November 2006 and there shall be no extension of the period so specified; and

(e) where the full purchase price is not settled on or by the date specified in paragraph (d), the sum paid as deposit under paragraph (c) to the chargee shall be forfeited and disposed of in the manner specified under section 267.
