Section 12
(1)
The documents of subsidiary title to be prepared by the Registrar in respect of any parcel within a subdivided building shall consist of —
(a)
a register document of title substantially in Form D of the First Schedule;
and
(b)
an issue document of title, consisting of a copy of the register document to which there shall be attached —
(i)
the diagram prepared for that purpose under paragraph (c) of subsection (1) of section 8, and
(ii)
where appropriate, a copy of the statement in Form C of the First
Schedule.
(2)
Every document of subsidiary title shall be prepared in the name of the person or body last registered as owner of the lot in question:
Provided that no document of any such subsidiary title shall be prepared to include any building or part of a building or space outside the boundaries of the lot and this shall be certified by a surveyor.

(3)
The registration of register documents of subsidiary title shall consist of their authentication under the hand and seal of the Registrar; and the date of registration shall be inscribed by him on every such document.
