(1)
The management corporation on its establishment shall become the owner of the common property and the custodian of the issue document of title to the land.
(2)
The management corporation shall have in relation to the common property the powers conferred by the provisions of the Land Ordinance [Cap. 68.] on an owner in relation to his land:
Provided that —
(i)
except where it is specifically provided otherwise, those powers may be exercised only on the authority of a unanimous resolution; and

(ii)
the management corporation shall not have power to transfer any portion of the common property which forms part of the building or of the land on which the building stands.
