Section 278
(1)
Any chargee may, by an instrument in Form 16n discharge the land or lease to which his charge relates (or, if it relates to more lands or leases than one, all or any of them)
from all further liability thereunder, and the discharge shall take effect as from the date on which the instrument is registered.
(2)
In the absence of express provision therein to the contrary, no instrument of discharge shall release the chargor from his personal liability under the charge.
